<p>I&#8217;m  not surprised but I will admit that things went better than I had expected!</p>
<p>Because one of the deals involved flipping it became very obvious that wholesaling was the most<br />
challengeing of all because it involved getting the end buyer&#8217;s approval.</p>
<p><strong>The Great Investor Equalizer</strong></p>
<p>Fortuantly, our end buyer was local and a very experienced investor. This helped but<br />
most investors simply don&#8217;t have a high level of financing sophication so there&#8217;s always<br />
the teaching and training to give them the confort they need.</p>
<p>Remember, investors are basically GREEDY by nature and will try all sort of things to get your price down.<br />
However, when you tie the financing into the deal, the game changes.<br />
We were able to get  the FULL appraised price for all our properties because<br />
we had the financing that most investors can&#8217;t get .  And we know it!</p>
<p>Having the financing in place has proven to be the great equalizer.<br />
&#8220;Pay my price or get your own financing&#8221; is the phase that pays.</p>
<p>We were able to get all the deals placed to a tune of $600K .<br />
In my opinion, the program is best used for purchasing for your own portfolios.<br />
My first contact with the Bank was on May 7, 2010. </p>
<p>In less the 20 Days we were able to get both offers approved and to get the financing in place for<br />
both Deals. Again, the flip adds an additional level of complexity to the deal dynamics.</p>

<p>Since the release of our 99% commercial Financing program, our support center has been swamped, all the phone lines are busy, and a major interruption in our normal business flow and there doesn&#8217;t seem to be an end in site.</p>
<p>We could add additional staff but that&#8217;s an option I&#8217;ll pass on. Here&#8217;s why !</p>
<p>I&#8217;ve never intended to be a full time investor or financier. That doesn&#8217;t fit my lifestyle.<br />
What I&#8217;ve  shared with this program is how you can use 1 simple program, using 1 client, and 1 transaction and walk away with $1,000,000.00 and repeat the process every 2 years.</p>
<p>This System Was Designed To Be Used Yearly !  <span style="color: #ff0000; font-size: medium;">Not Daily!</span></p>

<div>I&#8217;ve been operating a online training program since 2004. The Internet is a really cool way to earn a income. I&#8217;ve made a lot of money online and will continue to do so for years to come. I think that everyone should have at least 2 online income streams.</p>
<p>The Internet has made massive amounts of information available to everyone that has a internet connection. The Internet is a very very powerful resource. But it isn&#8217;t the best mode for training and learning. Let me explain myself&#8230;</p></div>

<div>Success for me is no longer defined exclusively in DOLLARS. Although we can measure financial success by simply counting. But success to me is measured in more ways.</div>
<div> </div>
<div>Although my income has continue to increase year after year, I could say that I am a successful.</div>

<div>I measure differently. Actually, I measure success on 5 levels.</div>

<li>Spiritual Success</li>
<li>Mental Success</li>
<li>Physical Success</li>
<li>Financial Success</li>
<li>Social Success</li>

<div>This means I can be a financial success and a mental failure..</div>
<div>or, I can be a mental success and a financial failure, or I can be a spiritual success and a physical failure. Get my point.</div>

<div>I wouldn&#8217;t consider a person with million of dollars and terminal cancer to be a success. There are levels and degrees of success.</div>

<div>Although I&#8217;ve achieved a great deal of financial success, I am really concerned about why some people are more successful than others. And here is where things begin to get a bit interesting.</div>

<em>&#8220;Why Are Some Students More Successful Than Others?&#8221;<br />
&#8220;Why Do Students With The Least Seems To Achieve the Most?&#8221;</em></div>

<div><em>After training over 500 students, I feel I am qualified to speak on this based on actual observations and not theory. Here goes!</em></div>

<div><em><strong>Bob And Betty Mystery</strong></em> </div>

<div>&#8220;Bob And Betty enrolled in our training program together. Neither had any previous experience nor did they own their own homes.</div>
<p>Bob had a masters Degree in Accounting and Betty had a BS Degree in Home Economics.</em></div>
<div> <em>On the surface, we would give Bob the added advantage in succeeding based on his education level right!</em></div>
<div> <em>Both had access to the same information and the results were totally opposite.<br />

<div> <em>Betty closed 3 deals in 6 months and pocketed over $250,000 and developed 3 new skill sets and never completed all the training.</em></div>

It’s true; change is our only business constant. Winning today only gives you permission to compete again tomorrow. It’s that constant refining process that continues to make America the most productive nation in history.</p>
<p class="body2">A perfect example of change is the TopGun Training Sites. Over the past 4 years, we have assembled the largest resource center for Commercial Financing and investing.</p>
<p class="body2">We&#8217;ve invested thousand of dollars in technology and research to make our sites complete. We now have thousands of pages of content, videos and audios for our members.</p>
<p class="body2">We now realize that the massive content in our sites have been overwhelming to many and have elected to integrate a new training module.</p>
<p class="body2">The 2009 Economic Recovery Act has forced us to make some major operational changes. Inorder to stay ahead of the curve, we must stay on top of the latest trends and changes in our market.</p>
<p class="body2">It would be a major dis-service to our company and to our members not integrate the power of the Economic Recovery Act and the opportunities it presents. The challenge is the massiveness of the programs that are now available. It would take months to list the details of over 1,600 programs that are administered through over 200 federal agencies and thousand of state and local agancies.</p>
<p class="body2">So we&#8217;ve elected to integrate this training via live workshops first and then use our web sites for support after the workshop.</p>
<p class="body2">This approach has worked very well in the past and permits my team and I to work closer helping individuals identify their goals and to help them to locate the financing or grants they need.</p>
<p class="body2">Granted the personal approach will limit our class size but will increase increase our success rates.</p>
<p class="body2">Our first workshop using this module will be November 23,24, and 25 in Atlanta. Current members will be given first choice to attend and deep discounts.</p>
