For 2 years the game of commercial financing and </span><span style="font-family: verdana,geneva;"> commercial investing has continued to changed AND TO REMAKE ITSELF.  The rules and the process have all changed. <strong>For instance</strong>:</span></div>

<p style="text-align: left;" align="left"><span style="font-family: verdana,geneva;">A.<strong> Hedge Funds and Equity Funds</strong> are moving for more market share in the financing space. These new  players are moving into the &#8220;Short Term Financing&#8221; space with some very</span><span style="font-family: verdana,geneva;"> aggressive and attractive financing options. These guys are putting a lot of  pressure on the hard money funders. We now have more options! Better Options!</span></p>
<p style="text-align: left;"><span style="font-family: verdana,geneva;">B. <strong><em>Commercial Paper Financing</em> </strong>is more lucrative than ever. Several niche funders finance only commercial mortgage notes and even have equity participation programs that offer 100% financing and virtually no money down deals. You will ne a few grand to work with though&#8230; What is more interesting is the fact that these funders are actively looking for JV partners. You bring them the deal, they finance it or they purchase. The JV programs requires a 60/40 JV in their favor. If you  finance, the 60/40 in  your favor.</span></p>
<p><span style="font-family: verdana,geneva;"> C.<strong> </strong><em><strong>Lenders are more negotiable </strong></em> than ever because of all the new competition from the residential market. Many of the Residential Lenders have opened up new operations under the &#8220;Commercial  Financing Umbrella&#8221;. These new guys are targeting novice investors.<br />
</span><br />
<span style="font-family: verdana,geneva;"><span style="color: #ff0000;"> <strong>Warning:</strong></span> Most of these new funders are offering commercial loans but are using residential underwriting guidelines. Be careful.</span></p>
<p style="text-align: left;"><span style="font-family: verdana,geneva;">D. <strong>Lender REO Inventories </strong>are very high and most REO manages are offering really good deals on non- and underperforming properties. The challenge is the <strong><em>60 Day</em></strong> closing on Property and <strong><em>30 Day</em></strong> closing on commercial paper. Now more than ever, you need to have all the pieces in  place before going on the this field. As I&#8217;ve said in the pass, you can steal</span><br />
<span style="font-family: verdana,geneva;"> commercial properties but you can&#8217;t do it slow motion. You have to close fast.  So get your lines of credit in place before you begin looking at properties.</span></p>

<span style="font-family: verdana,geneva;"> None of these programs were part of our initial training programs. These programs were discovered as we moved in the market during 2011 and adapting to those changes.</span><br />

			<content:encoded><![CDATA[<p><span style="font-family: verdana,geneva;">Back in the day when I was purchasing residential properties, I didn&#8217;t have a system for acquiring properties but rather I had a process I followed.<br />
I was working a full time job so I focused on purchasing Government foreclosures. Each Sunday HUD would run an ad in our local paper listing the latest REO&#8217;S that were available.<br />
And each Sunday, Iwould read the paper and visit the properties I was interested in.</span></p>
<p><span style="font-family: verdana,geneva;">These properties were all listed with realtors. I had to make my offer to the realtors and they would submit them to HUD. After purchasing about 6 properties, I got tired of having to work with a new realtor so I decided to contact one of the first agents I worked with to simply my purchasing pains because this agent, new my market, knew my tolerances, new my repair limits and understood my investment module.<br />
</span><span style="font-family: verdana,geneva;">This agent knew what I was looking for in the properties, the conditions, size etc. So rather than working with new agents each month, I now submitted all my deals directly throught this one agent simplifying the process.<br />
Then something very interesting happened.</span></p>
<p><span style="font-family: verdana,geneva;">After several more purchased, my agent call me one Sunday and told me that I could just tell here over the phone which properties I was interested in and she would get my bids in to HUD every morning. She only asked that I place a $500.00 earnest money deposit with her per property. A few days later, I went into her office, paid her $2,000.00 signed 4 blank bid applications and a few other documents and left.</span></p>
<p><span style="font-family: verdana,geneva;">Though I didn&#8217;t realize it, I had put in place a system for bidding on Hud and VA  properties. I went on to purchase over 20 plus properties using this method. Although I didn&#8217;t realize it, I had put a system in place that covered all the essentials in advance. <strong>Systems are essential for getting things done correctly the first time.</strong></span></p>
<p><span style="font-family: verdana,geneva;">I&#8217;ve sense become a system fanatic.<br />
Typically, the systems I develope are created to solve a problem or to simplify essential process that can be predicted.<br />
Here are a few of the systems I&#8217;ve created and developed over the years:</span></p>
<p><span style="font-family: verdana,geneva;">1.<strong> Loan Broker System </strong>- Created to simplify the complicated loan brokering process. This system was created out of pure frustration.<br />
2.<strong> Property Loacting System </strong>- This system was created after being jurked around too many times by Realtors.<br />
3. <strong>Lender Qualifying System</strong>- This system was created after a Lender stole $8k from me and didn&#8217;t provide the service I paid for.<br />
4.  <strong>8 Week Debt Free System</strong>- This program was developed when I decided it was time for me to get 100% debt Free.<br />
5.  <strong>Portfolio Financing System</strong> &#8211; This system was created to maximize my investing by purchasing multiple properties at once. To my surprice, I discovered that portfolios are easier to purchase than single properties.<br />
6.  <strong>MAP Funding System</strong> &#8211; This system was developed when I was challenged by a local radio personality to place $100 Million in commercial loans in 30 day. This system was developed due to the predictibility of the programs.<br />
7.  <strong>LITC Prospecting System</strong>- This system was created for the ease of entry into the market for locating commercial property investors.<br />
8.  <strong>Property Management Prospecting System</strong> &#8211; This system was created in my quest to locate highly qualified refinance clients.<br />
9.  <strong>Home Business System</strong>- This system was created to my online business and to create predictable income streams.<br />
10. <strong>Arbitrage Financing System</strong> &#8211; This system was created to illustrate how you really can do 1 deal ,1 time and earn $1 Million Dollars. This is by far my most treasured system. I know of no other system, or program that can generate the results that this system does. This is the system I am currently using to acquire properties and to generate a lot of tax free income. Earlier in the year I did a soft launch of this system and then canceled the launch because it was easier to actually implement the system . I may share it in it&#8217;s entirety soon.<br />
We have been able to average a 10-15% Tax Free Rebate at closing with this system.  This system is very very powerful and requires the ability to analyze and size up a lot of different situation at once. But when it&#8217;s mastered, it is the ultimate inside secret for creating massive tax free profits and true wealth!</span></p>

<p>I&#8217;m  not surprised but I will admit that things went better than I had expected!</p>
<p>Because one of the deals involved flipping it became very obvious that wholesaling was the most<br />
challengeing of all because it involved getting the end buyer&#8217;s approval.</p>
<p><strong>The Great Investor Equalizer</strong></p>
<p>Fortuantly, our end buyer was local and a very experienced investor. This helped but<br />
most investors simply don&#8217;t have a high level of financing sophication so there&#8217;s always<br />
the teaching and training to give them the confort they need.</p>
<p>Remember, investors are basically GREEDY by nature and will try all sort of things to get your price down.<br />
However, when you tie the financing into the deal, the game changes.<br />
We were able to get  the FULL appraised price for all our properties because<br />
we had the financing that most investors can&#8217;t get .  And we know it!</p>
<p>Having the financing in place has proven to be the great equalizer.<br />
&#8220;Pay my price or get your own financing&#8221; is the phase that pays.</p>
<p>We were able to get all the deals placed to a tune of $600K .<br />
In my opinion, the program is best used for purchasing for your own portfolios.<br />
My first contact with the Bank was on May 7, 2010. </p>
<p>In less the 20 Days we were able to get both offers approved and to get the financing in place for<br />
both Deals. Again, the flip adds an additional level of complexity to the deal dynamics.</p>

The owner informed me that the property was in foreclosure. I asked for the lender and he gave me the lender and his bank contact also.</span></p>
<p><span style="font-size: small;">I call the lender and started digging in. Here what I found!<br />
The property was not in foreclosure yet. The loan was in default and the Lender was working as a broker to sell the property to avoid the foreclosure.</span></p>
<p><span style="font-size: small;"><strong>Property Data<br />
</strong>Property age: 9 Months old.<br />
Property </span><span style="font-size: small;"><strong>Class: A<br />
</strong>Occupancy: 85%<br />
Original Loan Amonut: $11 Million<br />
Recent appraisal: $7Million<br />
Asking Price: $5 Million<br />
My Offer: 46% of the appraised value: $3.2M<br />
The offer was received with great interest. I was told I must close in 30 days, and I insisted on 45 Days.</span></p>
<p><span style="font-size: small;"><em>Here is where it gets really  interesting.<br />
</em>I went back to the original borrower and asked if he would like to get his property back. He responded with a fast yes.<br />
When asked what was he willing to pay for it he said &#8220;$5.2Million&#8230;. That&#8217;s 72% LTV.<br />
I told him he would need 2% down. He responded that he was willing to put 5% down if I could make this work.</span></p>
<p><span style="font-size: small;"><strong>We settled on a $5.0 M price.<br />
Watch these numbers carefully.<br />

Max. LTV=70% = $4.9 M<br />
My Purchase Price =  $3.2 M<br />

Can you see why you only need 1 Deal, 1 Lender and 1 closing  per year.</span></p>
<p><span style="font-size: small;">Where I thought I had fail, is where I found success.</span></p>
<p><strong><span style="font-size: small;">How many times have you heard these excuses:</span></strong></p>

Sooner or later you’ll learn so much that you start failing to fail. Get bad enough at failing and folks will start calling you lucky.</span></p>

<p>Since the release of our 99% commercial Financing program, our support center has been swamped, all the phone lines are busy, and a major interruption in our normal business flow and there doesn&#8217;t seem to be an end in site.</p>
<p>We could add additional staff but that&#8217;s an option I&#8217;ll pass on. Here&#8217;s why !</p>
<p>I&#8217;ve never intended to be a full time investor or financier. That doesn&#8217;t fit my lifestyle.<br />
What I&#8217;ve  shared with this program is how you can use 1 simple program, using 1 client, and 1 transaction and walk away with $1,000,000.00 and repeat the process every 2 years.</p>
<p>This System Was Designed To Be Used Yearly !  <span style="color: #ff0000; font-size: medium;">Not Daily!</span></p>
