<p>I&#8217;m  not surprised but I will admit that things went better than I had expected!</p>
<p>Because one of the deals involved flipping it became very obvious that wholesaling was the most<br />
challengeing of all because it involved getting the end buyer&#8217;s approval.</p>
<p><strong>The Great Investor Equalizer</strong></p>
<p>Fortuantly, our end buyer was local and a very experienced investor. This helped but<br />
most investors simply don&#8217;t have a high level of financing sophication so there&#8217;s always<br />
the teaching and training to give them the confort they need.</p>
<p>Remember, investors are basically GREEDY by nature and will try all sort of things to get your price down.<br />
However, when you tie the financing into the deal, the game changes.<br />
We were able to get  the FULL appraised price for all our properties because<br />
we had the financing that most investors can&#8217;t get .  And we know it!</p>
<p>Having the financing in place has proven to be the great equalizer.<br />
&#8220;Pay my price or get your own financing&#8221; is the phase that pays.</p>
<p>We were able to get all the deals placed to a tune of $600K .<br />
In my opinion, the program is best used for purchasing for your own portfolios.<br />
My first contact with the Bank was on May 7, 2010. </p>
<p>In less the 20 Days we were able to get both offers approved and to get the financing in place for<br />
both Deals. Again, the flip adds an additional level of complexity to the deal dynamics.</p>

The owner informed me that the property was in foreclosure. I asked for the lender and he gave me the lender and his bank contact also.</span></p>
<p><span style="font-size: small;">I call the lender and started digging in. Here what I found!<br />
The property was not in foreclosure yet. The loan was in default and the Lender was working as a broker to sell the property to avoid the foreclosure.</span></p>
<p><span style="font-size: small;"><strong>Property Data<br />
</strong>Property age: 9 Months old.<br />
Property </span><span style="font-size: small;"><strong>Class: A<br />
</strong>Occupancy: 85%<br />
Original Loan Amonut: $11 Million<br />
Recent appraisal: $7Million<br />
Asking Price: $5 Million<br />
My Offer: 46% of the appraised value: $3.2M<br />
The offer was received with great interest. I was told I must close in 30 days, and I insisted on 45 Days.</span></p>
<p><span style="font-size: small;"><em>Here is where it gets really  interesting.<br />
</em>I went back to the original borrower and asked if he would like to get his property back. He responded with a fast yes.<br />
When asked what was he willing to pay for it he said &#8220;$5.2Million&#8230;. That&#8217;s 72% LTV.<br />
I told him he would need 2% down. He responded that he was willing to put 5% down if I could make this work.</span></p>
<p><span style="font-size: small;"><strong>We settled on a $5.0 M price.<br />
Watch these numbers carefully.<br />

Can you see why you only need 1 Deal, 1 Lender and 1 closing  per year.</span></p>
<p><span style="font-size: small;">Where I thought I had fail, is where I found success.</span></p>
<p><strong><span style="font-size: small;">How many times have you heard these excuses:</span></strong></p>

<li><span style="font-size: small;">“He just got lucky”</span></li>
<li><span style="font-size: small;">“She just happened to be at the right place at the right time”</span></li>
<li><span style="font-size: small;">“It’s easy when you have their talent”</span></li>
<li><span style="font-size: small;">&#8221; They have all the resources&#8221;</span></li>
</ul>
<p><span style="font-size: small;">Success without repeated and continuing failure is simply a myth. If you want to succeed, start by failing faster. And keep doing it. Just so long as you don’t fail the same way twice, you can’t help but learn <em>something</em> in the process. In time, you won’t be able to avoid success. Sooner or later you’ll learn so much that you start failing to fail. Get bad enough at failing and folks will start calling you lucky.</span></p>

<div>I&#8217;ve been operating a online training program since 2004. The Internet is a really cool way to earn a income. I&#8217;ve made a lot of money online and will continue to do so for years to come. I think that everyone should have at least 2 online income streams.</p>
<p>The Internet has made massive amounts of information available to everyone that has a internet connection. The Internet is a very very powerful resource. But it isn&#8217;t the best mode for training and learning. Let me explain myself&#8230;</p></div>

<div>Success for me is no longer defined exclusively in DOLLARS. Although we can measure financial success by simply counting. But success to me is measured in more ways.</div>

<div>Although my income has continue to increase year after year, I could say that I am a successful.</div>

<div>I measure differently. Actually, I measure success on 5 levels.</div>

<li>Spiritual Success</li>

<div>Although I&#8217;ve achieved a great deal of financial success, I am really concerned about why some people are more successful than others. And here is where things begin to get a bit interesting.</div>

&#8220;Why Do Students With The Least Seems To Achieve the Most?&#8221;</em></div>

<div><em>After training over 500 students, I feel I am qualified to speak on this based on actual observations and not theory. Here goes!</em></div>

<div><em><strong>Bob And Betty Mystery</strong></em> </div>

<div>&#8220;Bob And Betty enrolled in our training program together. Neither had any previous experience nor did they own their own homes.</div>
<p>Bob had a masters Degree in Accounting and Betty had a BS Degree in Home Economics.</em></div>
<div> <em>On the surface, we would give Bob the added advantage in succeeding based on his education level right!</em></div>
<div> <em>Both had access to the same information and the results were totally opposite.<br />

			<content:encoded><![CDATA[<p><span style="font-family: Verdana;">I  talk with a lot of students that are frustrated at their lack of progress. They have the knowledge, the skills and all the resources they need, yet they aren&#8217;t achieving the results and possibilities they desire.</span></p>
<p><span style="font-family: Verdana;">In this post, I will share with you some of the things that I do that have help me to grow my businesses.</span></p>
<p><span style="font-family: Verdana;"><em><strong>1. Have Clearly Defined Goals</strong></em>:<br />
The more specific your goal is the better. A goal like getting debt free isn&#8217;t as focused as a goal like &#8220;to earn $321,756.89 in the nest 90 Days&#8221; The more focus and defined a goal is, more powerful and focused you will be. Having a clearly defined goal is very important.</span></p>
<p><span style="font-family: Verdana;"><strong><em>2. Get An Accountability Partner</em></strong><br />
Having someone that you are accountable to will greatly increase your chances for succeeding. For some strange reason, we will press through when we know that others are watching or are counting on us. Accountability partners can be friends, or family. The only requirement is that they be committed to holding you accountable. My accountability partners encourage me to continue when I want to give up and move on to other things.  My accountability partners remind me of  mission and keep me focused.</span></p>
<p><span style="font-family: Verdana;"><em><strong>3. Have Confidence In Your Own Ability And Your Resources</strong></em><br />
Everyone need to be encouraged every now and them. We also need to be reminded not to be so quick to count ourselves out. Give yourself a fair chance.  Realize that before things can change out side , they have to change inside. You inner mental game is very important. Controlling your mind set and your thoughts is essential for developing a healthy and positive self value mindset.</span></p>
<p><span style="font-family: Verdana;">If you have no confidence in your training, your resources and your own ability, there isn&#8217;t much you will be able to achieve in any area.  Give yourself permission to try knowing that your Dreams do not have deadlines. The three strikes and you&#8217;re out rule doesn&#8217;t apply here. You play until you win So give yourself a fair chance.<br />
<strong><em>Rom 12: 1&#8230;. be ye transformed by the renewal of your mind</em></strong></span></p>
<p><span style="font-family: Verdana;"><strong><em>4. Be Honest with yourself<br />
</em></strong>Do a self  evaluation and identify your strengths and weaknesses. This can be done with a simple blank sheet of paper. Divide the paper in half. On one side, list 10 of your strengths. On the other side, list 10 of your weaknesses.  Next, arrange you strength list based on the things that are the easiest to do. The easiest thing should be the first on the list so forth and so on. Focus on the NO1 item on your list. Be aware of the items on the weakness side but don&#8217;t focus on them. For many people, they are focusing on their weaknesses rather than their strengths. <em>Again, give yourself a fair chance&#8230;.</em></span></p>
<p><span style="font-family: Verdana;"><em>5. <strong>Find Out If Your Are Stuck</strong><br />
All of us are going to be challenges, the only people that aren&#8217;t challenged are Stuck or are people that aren&#8217;t really doing anything. To be challenged or to be stuck someplace means that you are looking to make progress and that you&#8217;re moving forward.</em></span></p>
<p><span style="font-family: Verdana;"><em>Look to get beyond those failures, challenges and the things that tend to stay in your way. Look at what you can do with what you already have rather than focusing on what you can&#8217;t do and what you don&#8217;t have.</em></span></p>
<p><span style="font-family: Verdana;"><em>6. <strong>Establish A Daily Routine or ritual</strong><br />
</em>When I was employed, every morning I had a routine that I went through each morning before going to work. This was a form of discipline that later proved to be a challenge.  When I quit being self employed, that ritual had to be replaced with a new one. I remember getting up thinking I needed to go to work as I had done for many years. That ritual  was so engrained in me that I didn&#8217;t know what to do each morning. It was scary for a few months. My lack of having a daily ritual or routine cause me to be &#8220;Stuck&#8221; for several months. Establish a daily routine  to establish self discipline <em>.</em></span></p>
<p><span style="font-family: Verdana;"><strong>7. Create A Daily And Weekly Task List<br />
</strong>There a saying that what isn&#8217;t tracked can&#8217;t be measured and what isn&#8217;t measured can be modified or changed. Have a  Weekly Task List and a Daily activity  list for reaching your weekly goals. This was the method I use to develop my <a title="Commercial Financing Boot Camp Training Course" href="http://www.financingbootcamp.com/signupnow" target="_blank">8 Week Commercial Financing  Course.</a></span></p>
<p><span style="font-family: Verdana;"><strong>8. Create An Issue List.<br />
